What hardwood floor refinishing involves
Refinishing means sanding the floor down to bare wood to take off the old finish along with the surface wear in it. After that, the floor can be stained a new color or left natural, and then it gets fresh coats of protective finish.
You might need it if the finish has worn through in walkways and in front of the sink, if the wood looks gray or discolored, if there are scratches and dents that cleaning won't fix, or if the old finish is peeling or flaking.
If your floor is just dull and lightly scuffed and the finish hasn't worn through, a clean and recoat may be all it needs. We do both, so we can talk through which one fits your floor.
How we refinish your floors
We respect your home and your time. Our professional vacuum system captures up to 99% of the dust, so your house stays clean and livable while we work.
We move the appliances and furniture, and we take up toilets and trim when needed, so you don't have to lift a finger.
We work with both water-based and oil-based finishes, chosen for your style, your needs, and the character of your home. If you want a new color, we also do floor staining. If part of your floor needs repair, or you're extending it into another room, we match the color and finish so the old and new blend naturally. We refinish staircases too.
What refinishing costs

Questions we hear
Do my floors need a full refinish or just a clean and recoat?
In general, if the finish has worn through to bare wood or there are deep scratches, the floor needs sanding and refinishing. If the finish is just dull or lightly scuffed, a clean and recoat may be enough. We offer both.
How much dust does sanding make?
Sanding hardwood makes a lot of fine dust. We use a professional vacuum system that captures up to 99% of it, so your home stays clean and livable while we work.
Do I have to move my furniture before you come?
No. We move the appliances and furniture, and we take up toilets and trim when needed.
Should I choose a water-based or oil-based finish?
As a general rule, water-based finishes dry faster, have less odor, and stay clearer over time. Oil-based finishes give the wood a warmer amber tone that deepens with age and take longer to dry. We work with both and choose based on your style, your needs, and your home.
Can I change the color of my floors when they're refinished?
Yes. Stain goes on after the floor is sanded to bare wood and before the finish. We do floor staining as part of our work.
How many times can a hardwood floor be refinished?
Solid hardwood can usually be sanded and refinished many times over its life. Engineered hardwood depends on how thick its top wood layer is, and some can only be sanded once or not at all.
